    Default New Construction

Where would be the best place to purchase a new construction home for real estate investment / rental property purposes?

Rental property markets fall in to two basic categories: The single family home rentals and the multi family properties ie duplexs, quads etc.

The Nashville market is very strong as a whole for rentals. I have clients from California and Nevada that are buying a lot of single family homes in the peripheral communities of Nashville around Hendersonville and Gallatin. These tend to rent very quickly. However the further out from Nashville the cheaper the rent.

Single family homes tend to be a better long term investment with regard to actual property appreciation. Duplexes and Quads don't have nearly the same appreciation in value but are usually much better in term of cash flow.

I would suggest that the Sumner county area is a good bet for investment in anticipation of the completion of the expansion of I65 and the extension of Vietnam Veterens BLVD. The property appreciation on all property is hoped to be in the 15-25% range over the next few years so Hendersonville would be a good bet.

I'm sure that the Franklin area will have an increased rental market as more and more of the out of state relocations start to come in and don't want apt living and don't want to jump into buying a home or have to wait for construction to be finished.

All in all, a good time to be buying as an investor!

I agree with Gary. If someone is looking into long term investment prospect then it is suitable to opt for single family homes.

I too heard about the vietnam veterans BLVD extension in Summer county area. agatharaisin, you should look in their.
