    Default Renting in Nashville

We are a young couple thinking about moving to Nashville this summer: my question is, how does renting work? Right now, we live in a college town that has a very specific rental set-up: 90 percent of leases run August 1st to July 31st, preleasing begins in February, the good stuff is gone by April. Is Nashville like this at all?

The other weird thing is that I don't see many small landlords on Craigslist. We are looking for an old place with character in the thick of it. We want to be near 12 South or Belmont. East Nashville would be alright if it has to be that way, but we prefer something closer to Hillsboro Village. So what's the best way to rent a house or an apartment in a house? I don't want a gated community or a weird development with a funny name. Advice?

Also, we need a good deal. We don't want to pay more than $1000 per month at the outside. We would like 2 bedrooms but could make due with one in a good area. Is that realistic?

Reach out to Vanderbilt & Belmont Universities - I'm sure they have connections with "small landlords" in the area which they pass along to their students. Hopefully you will find something there. Good luck !
